I know we are getting off topic, but the mere fact a person has to be knowlegeable to check the texture and characteristics of the title, then proceed to the LRA and RD for further verification should be alarming and shameful to this society of “honest Catholics”.

In my opinion, it’s more reliable to verify the content, as a whole, with Registry of Deeds not the paper itself. From there you can trace the real owner, annotation/s, encumbrance/s, etc. NEVER BUY a real property without verifying the records and a relocation survey, if applicable.
